Who can rent a room with Tulive Housing?
Our rooms are perfect for Erasmus and exchange students, young professionals, interns, PhD students, and flight crew members. We require a minimum stay of 3 months and look for respectful community members who value a clean, quiet living environment.
What is included in the monthly rent?
Everything! Your rent includes all utilities (electricity, heating, water), high-speed internet (WiFi), GIS broadcasting fee, a fully furnished room with quality furniture, and matching with compatible flatmates. There are no hidden costs.
What is the minimum rental period?
Our minimum rental period is 3 months. This makes Tulive perfect for semester stays, internships, work assignments, or any medium to long-term stay in Vienna. We’re not for short-term tourist rentals.
What documents do I need to provide?
You’ll need: (1) Valid ID or passport, (2) Proof of enrollment for students or employment contract for professionals, (3) Income verification or proof of financial support, and (4) A completed application form. All documents can be uploaded digitally through our application process.
How does the application process work?
It’s simple: (1) Browse our available rooms, (2) Submit your application with required documents, (3) We review your profile and match you with compatible flatmates, (4) Sign the contract, (5) Coordinate your move-in. The whole process typically takes 2-3 business days.
Can I end my contract earlier than planned?
Early termination is possible with a notice period of 1-2 months (depending on your contract). Deposit terms apply according to standard Austrian rental law. We always try to work with tenants to find fair solutions if circumstances change.
Is registration (Meldezettel) possible?
Yes! All our properties allow official registration (Meldezettel) in Vienna, which is required for many visa types, university enrollment, and official matters in Austria.
What are the house rules?
To maintain a respectful community, we enforce: No smoking indoors, No pets, No parties, Quiet hours from 10 PM to 7 AM, and general respect for shared spaces and flatmates. These rules ensure everyone has a peaceful living environment.

What are the benefits for property owners?
You receive guaranteed monthly rent through a long-term contract with Tulive, eliminating vacancy risk. We handle all tenant management including screening, document collection, regular property inspections, maintenance coordination, and community rule enforcement.
How does Tulive guarantee rent?
We sign a long-term lease contract directly with you, the property owner. This means you receive fixed monthly rent from Tulive regardless of tenan t changes or short vacancies. We handle all tenant relationships and assume the rental risk.
What is the management fee?
Our standard management fee is 15% of the monthly rent. This covers all our services including professional tenant screening, document verification, regular property inspections, maintenance coordination, 24/7 tenant support, and community management.
What property standards do you require?
Properties should be in good condition, safe, and code-compliant. They can be furnished or unfurnished (we can provide furnishing if needed). We prefer properties with good accessibility to public transportation and local amenities.
What house rules does Tulive enforce?
We strictly enforce: No smoking, No pets, No parties, Quiet hours 10 PM – 7 AM, and general respect for the property and neighbors. This protects your investment and ensures high-quality, responsible tenants.
